INSTALLATION #1 – OPERATION REVENUE June 30, 2009 by Jonathan Cole/Pendulum Studio Recent shifts in the sports business model have created a demand for an increase in opportunities for group sales, non-game time functions and semi-private events. We’ve seen operators respond to this demand by installing relatively inexpensive off-the-shelf components that are traditionally available at neighborhood home improvement stores. The most obvious shortcoming to this approach is the lack of a refined finished product, thus limiting the operator’s ability to maximize the areas full revenue potential. We see the affects of this across the nation, the utilitarian design approach of the 70’s and 80’s has left operators with limited opportunities for expansion, the era of “overbuilding” amongst stadiums built during the late 90’s and early 2000’s has yielded an abundance of vacancies in specific classes of premium space (primarily traditional luxury suites). Most contracts on these spaces are now coming off lease and former corporate clients lack the expendable cash for reinvestment; across the board businesses are being required to tighten their belts. In response to changing market conditions, progressive operators have identified an immediate need for substantial facility renovations, yet even minor renovation requires significant capital investments. In these very uncertain financial times we recognize the importance of maximizing the potential for rapid return on investment. We also realize that the list of operators with several million dollars lying around is pretty short. Sports Modular Products was developed as a direct response to market demands. As we analyzed the marketplace we identified that there are a number of teams across the nation that operate in stadiums that lack the basic infrastructure required to facilitate the generation of new revenue. Even if the stadium exhibits a great deal of architectural character on the outside, it is often missing basic internal fan amenities, i.e. diversity in seating inventory, premium and semi-premium group areas, etc. – all of which are the foundation for revenue generation. Sports Modular Products allows facility operators the ability to increase revenue by offering refined design components with a turn-key delivery method. Once installed, our components look as if they were part of the original facility plan. The most important offering associated with our products is the targeted return on investment (ROI). INSTALLATION #2 – QUAD CITIES July 01, 2009 by Jonathan Cole/Pendulum Studio We recently took advantage of an opportunity to speak with Kirk Goodman – General Manager of the Quad Cities River Bandits, and got feedback on our latest installation of four modular loge boxes and approximately 130 lf of drink rail in the outfield berm: Q: What impact has the loge box seating had on the ballpark from a fan perspective? A: “Not only has this given a nice option for fans to sit and enjoy a different view of the game, but is has added an entirely new dimension to our group sales. Instead of placing a 15-40 person group in an area built for 200 – 400 people, this intimate area provides easy access, quality service and an impeccable view of the game.” Q: What kind of feedback have you received from staff and fans? A: “All positive. Our guests love the look, the amenities and the convenience, as well as the price point we set for the group outings held here.” Q: Have you received and sponsorship interest? A: Yes, nothing definite yet, but the signage areas created here are very creative and lend themselves well to a diverse array of messaging.” Q: How long do you think it will take to see a full return on investment? A: “With a sponsor, 1 – 2 years, without…closer to 4 – 5, hard dollar investment.” Q: Is there anything you would change? A: “Perhaps pour the concrete in two tiers and have the back counter space be larger. The galvanized finish counters are more difficult to keep clean than the solid surface upgrade – we would consider the upgrade.” | |||
